Our residences are intended to be a quiet place to study. Therefore, tenants are not permitted to engage in noisy activities in their rooms or apartments at any time. Playing loud music or noisy musical instruments is prohibited. The tenant must conduct himself/herself in such a way as not to disturb the normal peaceful enjoyment of the other tenants in the building.

At the end of the lease, the tenant agrees to return the premises to the same condition as it was when he/she arrived, and free of any property or furniture that was not present at the beginning of the lease. Any breakage will result in additional charges based on the cost of repairs. The tenant must also maintain the premises in an acceptable state of cleanliness, otherwise a cleaning fee may be charged at the end of the lease.

Rent is due on the first day of each month. It is the tenant’s responsibility to ensure that the rent is paid on time. In the case of a late payment of more than 3 days, the landlord can file an application with the Régie du Logement to recover the rent, interest and application fees.

Normally, no room changes should occur during the course of a lease. However, if a room change is necessary, it will be to an equivalent or better room in the residences, and a minimum of 30 days notice will be given to the resident. If a tenant wishes to change rooms during the course of the lease, a fee of $50 is payable and reasonable grounds must be shown. The landlord reserves the right to accept or refuse this request, depending on the circumstances.

Any cheque or pre-authorized debit returned by the financial institution will incur a $30.00 administration fee.

If your keys are lost or stolen, you must contact the administration as soon as possible. You will be charged $30.00 each for the replacement of your keys. The same fee will be charged if you do not return your keys at the end of your lease.

No. Lease termination is not possible, except in exceptional circumstances according to the rules of the Régie du Logement. However, it is possible to assign a lease to other residents. It is then the responsibility of the tenant to find replacements, and they must be approved by the landlord. It is not permitted to use a rental agency such as Airbnb to sublet your room. A fee of $150.00 will be charged for a lease transfer to cover administrative costs.

Under no circumstances can you sign up for a wireless internet package other than the ones we offer. No external providers will be accepted. Furthermore, no sharing of user codes and passwords will be tolerated, under penalty of fine or expulsion.

A deposit of the first month's rent (including lease services) is required for all room or apartment reservations. If you are not accepted into the program, your deposit will not be refunded and the lease will be cancelled. To cancel the lease, proof of your refusal will be required.

It is strictly forbidden to smoke inside the residences, whether it be tobacco, cannabis, electronic cigarettes or other, and this at all times. The use, possession and trafficking of drugs are strictly forbidden. The indoor cultivation of cannabis is prohibited.

It is also strictly forbidden to keep any animal, reptile or insect inside the residences.

No personal effects, shoes or garbage will be tolerated in the hallways and common areas.
